How do I apply to rent?

Complete the Rental Application. One rental application must be completely filled and signed for each adult (18 years or older). There is an application fee of $30.00 per application, payable to “Landmark Property Management, Inc..” We accept cash, cashier’s check, or money order. Personal checks will not be accepted.

As part of your rental application, you must provide income verification in the form of copies of your two most recent pay stubs showing income year-to-date (YTD). If you are self-employed, you may also use copies of your two most recent income tax returns. In some cases, additional deposit or a cosigner may be acceptable to compensate for lack of income, credit, or length of tenancy.

Where do I submit the application?

E-mail your completed application to Steve@Landmark-PM.com or mail it to Landmark Property Management, Inc., P.O. Box 700416, San Jose, CA 95017. No application will be processed without receipt of the application fee.

What is the basis of your qualifications?

Your combined gross monthly income must be at least three times monthly rent and must be verifiable. Your credit history must be currently satisfactory. You must have satisfactory rental references from your current and previous landlord.

What would cause an automatic denial of my application?

Grounds for denial of your application include: an incomplete or falsified application with no verifiable information, an eviction on record, a lawsuit for a lease violation, negative references from a previous landlord, bankruptcy with no discharge, etc.

How long will the application process take?

Processing generally takes 3 business days, but may take longer depending on how soon we receive information from your employer or landlord. We recommend you contact your employer and current and previous landlords to ask them to promptly reply to our verification requests.
